About

I’m Sahil Bharmal — a real estate finance professional based in the Greater Toronto Area. I’ve spent my career building the financial models that decide whether Ontario development projects get built. Real Estate Analyst is where I make that expertise available directly.

The short version

For the better part of a decade I’ve worked inside Ontario’s development industry — building pro formas, running tender processes, and underwriting deals for some of the province’s most active builders and institutional developers. I’ve seen how the numbers actually come together on low-rise, mid-rise, and high-rise residential projects, and how often the templates floating around online get the Canadian inputs wrong.

Real Estate Analyst exists to fix that. Every model and every piece of advice here is built on real Ontario data — development charges, CMHC financing, GTA construction costs — by someone who uses these numbers in his day job. Whether you need a template you can run yourself or a second set of eyes on a live deal, the goal is the same: give Ontario developers and investors analysis they can actually trust.

What I believe

  • Most pro forma templates fail Canadian developers because they’re built on US assumptions. Development charges and CMHC programs aren’t edge cases — they make or break Ontario deals.
  • Good analysis should be accessible. You shouldn’t need a full-time analyst or institutional consulting rates to get a deal modelled properly.
  • Sustainability and financial performance aren’t opposites. Done right, they’re the same conversation.
